Recently, major media investigations into the “Hainan real estate bubble” have attracted widespread attention. It is understood that the data used in previous reports from multiple media outlets came from a real estate market research institution. The company estimated that over the next 3 to 5 years, Hainan’s total potential housing supply—including properties for sale, in inventory, and those planned for development—would amount to approximately 100 million square meters, with an absorption period of more than 10 years.

Hainan Province quickly stepped forward to clarify that the actual potential total housing supply in the current real estate market is about 50 million square meters, and the supply-demand relationship in the property market is gradually improving. Wang Yiwu, director of the Institute of Modern Chinese Economic Theory at Hainan University, also stated: Hainan’s commercial housing is supported by national purchasing power, and under the background of building an international tourism island, there is still significant potential in tourism real estate. Currently, the biggest issue in the property market is not a bubble but rather the high vacancy rate.

Addressing the vacancy rate is key

During peak tourist seasons, especially in hotels in Sanya, Hainan, rooms are often hard to come by. Therefore, Tujia has optimized a large number of high-quality unused homes, introducing five-star hotel management standards and services. This not only provides travelers with a temporary home away from home but also revitalizes idle properties, meeting the personalized needs of holiday travelers.

“Tujia began operations on December 1, 2011. At that time, we had forty or fifty properties. After more than a year of development, we now have over 20,000 listings nationwide and have launched an overseas site. In the future, we plan to have a reserve of over 500,000 properties. After more than a year of market validation, the Vacation Rental model introduced by Tujia has been widely welcomed by travelers, and bookings for the 2013 Spring Festival are almost full,” said Luo Jun, CEO of Tujia.com, listing the achievements in detail.

Vacation apartments offer a variety of room types, all equipped with living rooms, kitchens, and balconies. The high-end and fully equipped facilities make laundry and cooking convenient, while the homelike environment of the vacation apartments provides guests with a warm, family-like feeling and a unique experience of living like a local. Tujia was the first in China to introduce the advanced Vacation Rental model and, by combining it with local characteristics, innovatively proposed standardized offline services such as airport pick-up and in-home chef services. These thoughtful offerings have revolutionized the trend of vacation travel. After a year of effort, Tujia’s services have spread across nationally renowned tourist destinations, and through diverse and effective marketing channels, the company ensures maximum returns for property owners.
