Leaders Discuss the Outlook for the Real Estate and Hotel Industries

Zhou Tao, CEO of Luneng Group Hotel Management Company, delivered a keynote speech on “The Development Prospects of China’s Hotel Industry from a Global Perspective.” He analyzed the investment outlook of China’s hotel industry from angles such as “China having fewer star-rated hotels than the U.S., the growing Chinese middle class, and hotels being places that gather human civilization.” From the current situation, although the room rates of star-rated hotels have declined, occupancy rates have not decreased. In the short, medium, and long term, the prospects for the development of China’s hotel industry are broad.

Zhuang Qiming, General Manager of R&F Properties Group Hotel Management Company, stated that as the national living standards continue to improve, people’s pursuit of quality of life will become increasingly higher, and they will hope for better accommodation options when traveling. The “hotel + real estate” development model will remain one of the main forms of hotel investment and development in the coming years.

Li Guohua, Executive Deputy General Manager of Poly Hotel Management Co., Ltd., believes that China’s urbanization development presents a good opportunity for the country’s hotel industry. The hotel facilities within emerging urban complexes will be indispensable.

Huang Peng, Director and Executive Deputy General Manager of HK CTS Hotels Co., Ltd., said that HK CTS will increase investment in hotels under the backdrop of the large tourism industry, and revealed that they are trying the “scenic area + hotel” development model.

Zheng Yong, Vice President of Vienna Hotel Group, said that under the current new normal, Vienna Hotel Group has actually gained more development opportunities. Franchised and directly operated stores of Vienna Hotels across the country are growing rapidly, and they are also exploring new partnership channels, such as hotel projects in high-speed rail station business districts.

Zhou Feng, Senior Vice President and Chief Representative in China of MGM Resorts International, believes that due to policies such as the “Eight-point Regulation,” high-end hotel room rates have generally fallen in recent years. However, some hotels have seen both room rates and occupancy rates rise, such as Sanya MGM Hotel, which is related to MGM’s exploration of its brand advantages and implementation of differentiated competition. MGM has long adhered to a combination of entertainment and creativity, providing guests with conscious, extraordinary service, achieving remarkable hotel performance.

Xia Nong, Chief Vice President of Real Estate and Development at Hyatt Hotels Corporation, said that the future opportunities in China’s hotel industry lie in the mid-range hotel market, while the potential of the tourism resort hotel market is unlimited.

Wang Zheng, CEO of Anytime Lending, an internet investment bank, and former Vice President of Merrill Lynch Investment Bank at Bank of America Group, said that the capital market prefers to invest in “asset-light” companies, such as hotel management companies.
