As a new host, lacking experience means you might not be able to consider every detail comprehensively. So first, you need a check-in guide.

Xiaozhu Short-Term Rental: A Guide to Scoring 5-Star Reviews — A Must-Read for New Hosts

The check-in guide is an instruction manual for guests to check in on their own. A complete and detailed check-in guide can quickly help guests settle in independently. If any issues arise during check-in, hosts can also refer to the guide. A good check-in guide not only saves communication costs but also reflects the host's responsibility and attentiveness.

There are many types of check-in guides. For example: a simple text-only version, where the host edits the relevant content and sends it directly to the guest; a cute handwritten sticky note version, where some hosts post check-in instructions all over their home, adding a thoughtful touch; or a graphic version, where hosts use bullet journal apps to create illustrated guides that are fun and engaging.

So, what does a good check-in guide look like on Xiaozhu Short-Term Rental? It should include these five key elements:

1. A graphic introduction to the property’s location, coordinates, transportation options, room check-in process, parking instructions, etc.

2. Information about the home’s amenities, room layout, and how to use facilities. Briefly describe the layout, floor plan, style, and available equipment, especially household appliances, Wi-Fi account and password. Include specific usage instructions, such as how to operate devices and any precautions. The more detailed, the better.

3. An overview of the surrounding area, including dining, entertainment, shopping districts, cultural attractions, scenic spots, and local specialties.

4. The location of daily consumables. Specify where items such as tissues, slippers, umbrellas, toolkits, sewing kits, and first aid supplies are kept in the living room; quilts, sheets, pillows, and power outlets in the bedroom; kitchen paper, cling film, and trash bags in the kitchen; and towels, bath towels, toothbrushes, toiletry kits, disinfectant, and slippers in the bathroom.

5. Other important reminders for guests, including:

(1) Safety: Remember to turn off lights, close windows and doors, and switch off air conditioners when leaving to save energy and prevent fire hazards.

(2) Cleanliness: We encourage eco-friendly and self-sufficient living. During your stay, please clean up after yourself and maintain basic hygiene. For example, wash cooking utensils after use and put them back in place. Otherwise, a ¥50 cleaning fee will be charged. Take out the trash daily in garbage bags and avoid wearing shoes on carpets.

(3) Noise: Residential buildings often have thin walls. To avoid disturbing neighbors, please keep noise levels down after 10 PM. Thank you for your understanding and cooperation.

After preparing the check-in guide, there are three more things to keep in mind:

1. Communication during the stay: Before guests check out or during their stay, proactively ask about their experience. Address any issues promptly. Know their departure time and share helpful information like transportation routes or weather updates.

2. Post-stay feedback: After guests leave, communicate with them about areas that could be improved. Collect and analyze feedback to make timely adjustments. You can also place a suggestion book in the room to further optimize your listing.

3. Review reminder: Don’t forget to kindly ask satisfied guests to leave a 5-star review.

Every step of the service can either enhance or diminish a guest’s impression. We should do our best to focus on details, stay true to the spirit of shared accommodation, and provide quality service that makes guests feel at home.
